Builders Shea Homes, Perry Homes and Toll Brothers held a groundbreaking ceremony for model home construction Dec. 5, according to the release. Model homes are expected to be ready by spring.
Phase one of Woodhavyn features 160 homesites with 40-, 50- and 60-foot properties. Future phases will include more than 500 homesites, according to the release.
Home sales are set to begin in 2025, according to Woodhavyn’s website, with prices starting in the $300,000s.
The community is in Magnolia ISD, according to the release.

According to the release, Woodhavyn’s amenity village is set to open in 2026, and will include:
- A resort-style pool
- An event lawn
- A splash pad
- A playground
- Trails
“We’re thrilled to be kicking off Woodhavyn with the groundbreaking of our model homes and look forward to sharing Woodhavyn’s natural beauty with residents soon,” Keith Luechtefeld, Houston division president for Shea Homes, said via news release. “In addition to beautiful homes, we expect our location and planned and natural amenities to also be appealing.”
