The U.S. Census Bureau released the latest 2018 American Community Survey five-year estimates Dec. 19. Census data shows growth from 2013-18 in population, median household income, median home value and educational attainment in Magnolia ZIP codes 77354 and 77355. Pinehurst ZIP code 77362 saw growth in all but educational attainment, Census data indicates.

While the median household income has grown in all three ZIP codes, the rise in median home values has outpaced the median household income growth from 2013-18, according to Census data. For homeowners, that growth translates to an increase in monthly mortgage payments since 2013 in ZIP codes 77354 and 77355.

Additionally, the population in Magnolia and Pinehurst increased by more than 10% in all three ZIP codes since 2013, Census data shows. Magnolia ZIP codes 77354 and 77355 saw 13.3% and 12.3% population increases, respectively, from 2013-18, while Pinehurst ZIP code 77362 saw a 23.1% increase during that time.

The percentage of residents with a bachelor's degree or higher is also growing in the three ZIP codes, according to Census data.


Median home values climbed more than 15% in all three ZIP codes, Census data shows, with Magnolia ZIP code 77355 showing the highest percentage increase—rising from $167,400 in 2013 to $246,800 in 2018, a 47.43% increase—since 2013.


The increase in home values also means an increase in median monthly mortgage payments in Magnolia and Pinehurst.


As the populations and home values have grown since 2013, so have median household incomes, according to the data. Median household incomes in both Magnolia ZIP codes surpassed the $80,000 mark, while Pinehurst ZIP code 77362 almost reaches the $75,000 mark.
