One of The Woodlands’ original villages, Indian Springs, has a new neighborhood. The Woodlands Reserve by the Frankel Building Group opened a model home March 5 with lots being offered for sale in the village that seemingly reached build-out in the mid-2000s.
The new development, located off Gosling Road just north of Spring Creek, features 55 home lots with homes ranging from 4,000 to 6,000 square feet. Home prices start at $1.4 million.
Of the 55 lots planned for The Woodlands Reserve, 13 have been sold, said Kevin Frankel, vice president of Frankel Building Group.
“We are trying to create a street scene with high-end custom homes at a very high standard,” Frankel said.
Lot sizes range from 12,000 to 23,000 square feet with most offering waterscape or forest preserve views. Homes at The Woodlands Reserve feature coastal French and Southern coastal architecture with design features such as exposed wood beams and second-story patios at both the front and back of the home.
All homes, unless specifically requested by the buyer during the custom design process, are certified with Leadership in Energy and Environmental Design standards, a designation in accordance with the U.S. Green Council.
“We’re trying to pile in the style points and exclusivity,” Frankel said.
Other features of The Woodlands Reserve’s customizable homes include high-end appliances, downstairs master bedrooms, foam-insulated walls, custom-made fireplace mantels and entry doors, and outdoor living areas.
The site on which The Woodlands Reserve is located was initially intended for commercial or retail development, said Tim Welbes, co-vice president of The Woodlands Development Co.
However, when Kuykendahl Road became a primary thoroughfare into Harris County, rather than Gosling Road, the development company opted to utilize the site for residential development, Welbes said.
In addition, Welbes said The Woodlands Reserve is the first neighborhood in The Woodlands that is being completely developed by a single builder.
“[Frankel Building Group] thinks about what’s new, what’s better, more innovative and fun to live in,” he said. “[The Woodlands Reserve] became the right product at the right time.”
