The biotechnology company brought its advanced life science and drug discovery operations, including laboratory space, to the former Lexicon Pharmaceuticals campus at 8800 Technology Forest Place, The Woodlands.
The details
The $112 million project involved the transformation of the former Lexicon Pharmaceuticals 320,000-square-foot campus, according to Tony Duynstee, senior vice president for Alexandria Real Estate’s Texas division.
The first phase includes the completion of the initial building, to which Nurix Therapeutics expanded from San Francisco in September, said Nurix CEO Arthur Sands.
An additional building is permitted for redevelopment for wet lab space for biomanufacturing, said Duynstee. Wet labs are research spaces where scientists work with liquids such as chemicals and biological materials.
The first phase also includes the addition of a four-story parking garage and amenities space, including:
- A courtyard with an event lawn
- Pickleball courts
- A wellness and fitness center
- Conference and event space
A look closer
In the new Woodlands facility, Nurix Therapeutics is primarily engaged in advanced laboratory work related to small molecule drug discovery, with a special focus on oncology and autoimmune/inflammatory diseases, Sands said.
The facility houses medicinal chemistry laboratories and will expand to include molecular biology labs and biochemistry laboratories in the future, Sands said.
Sands said the facility represents a step in Nurix's mission to develop and advance treatments in the field of life sciences.

“Our goal is to create a vibrant ecosystem here with first-in-class, cost-effective lab space and create a commercial base in Houston,” said Joel Marcus, founder of Alexandria Real Estate. “Down at the medical center area, [it] is really institutional, and this will be commercial.”
Marcus said the vision for the new campus is to create a dynamic environment that fosters entrepreneurship and commercial activities.
Going forward
Nurix's immediate goal is to fill their current facility in The Woodlands and continue its research, Sands said.
It plans to expand with small-scale drug manufacturing, advance candidates through clinical trials, and seek FDA approvals in the future, Sands said.
