Sugar Land’s modernization of Town Square is well underway, with renovations nearing completion.
In a nutshell
At a Nov. 3 meeting, Business Development Manager Jennifer Alexander provided updates on the $12.5 million investment to modernize Town Square with a goal of attracting businesses, residents and visitors.
The five-year agreement with Rebees, a commercial real estate company, focuses on upgrading two buildings and property-wide office tenant improvements.
The updates
The $5.13 million upgrade to Building B, located at 15958 City Walk, includes a modernized communal office space for remote workers, along with upgraded landscaping and streetscapes, per a 2025 news release from the city.
The demolition is complete, and interior improvements and major upgrades are underway with an expected completion date of Nov. 11, Alexander said. Rebees also added an approximately $945,000 fitness center to Building B and has received 415 memberships so far.
“These improvements are intended to make Town Square a more attractive space for companies to locate and for the existing tenants to remain,” Alexander said.
City officials also beat the initial goal of retaining 650 employees in Town Square and reached around 748 employees before the upcoming milestone on Nov. 30.
The agreement also included renovating the lobby, signage and garden in Building H, located at 2150 Town Square Place. The building is set to house Primoris Services Corp., a Fortune 500 company providing infrastructure services, which represents continued investment in Town Square.
The City Walk landscape renovation was completed on June 8, featuring upgraded landscaping, lighting, drainage and irrigation.
Why it matters
The project is expected to bring $42 million in reinvestment to Town Square, Alexander said.
Currently, about 70% of retail and office space is in use, while the rest remains vacant. The upgrades are expected to increase the use of office space slightly and retail use to almost full capacity.
“It's not simply about cosmetic improvements,” Alexander said. “It is about addressing different maintenance functions of the buildings, modernizing the tenant spaces and creating an environment that meets today’s expectations.”
