A new 13-story building with four-story residential living and a total of 268 luxury apartments is planned on The Woodlands Waterway, Howard Hughes Holdings Inc. announced Aug. 30.

The new building, 1 Riva Row, will include the first penthouses in a multifamily community in The Woodlands as well as two-story townhomes and units in studio as well as one-, two- and three-bedroom floorplans, according to a news release.

Howard Hughes announced it will break ground in late August on the project with completion anticipated for the fourth quarter of 2025.

Howard Hughes has previously indicated its plans to continue commercial development on remaining portions of land it owns in the township, and multifamily is one area the company has developed in recent years.

The four-story amenity center will include:
  • An indoor/outdoor pool deck with cabanas
  • A fire pit
  • Grills
  • Private dining pods
  • Lounge seating
  • A sports lounge
  • A sky lounge with a fire feature
  • A pet park and wash station
Also included in the plan are health and wellness facilities available 24/7 in a two-story center with:
  • Yoga
  • Strength equipment
  • Cardio, barre and TRX
  • Bike room, storage and repair
  • Kayak storage
The complex will also include coworking space with conference rooms and private offices, according to the release. The facility will be LEED Silver Certified and offer electric vehicle charging stations, native vegetation and other sustainable features, according to the news release.
