Marquette Companies announced preleasing is available at The Sylvan, a new 300-unit single-family and multifamily residential development just outside The Woodlands.

Two-minute impact

In a March 6 news release, Marquette Companies announced preleasing is available on 71 single-family homes within The Sylvan development, which started accepting preleasing in early March.

The development will also have amenities including:
  • Clubhouse
  • Swimming pool
  • Fitness center
  • Spa with cold plunge pool/spa


“In designing The Sylvan, we considered what we could offer that improves upon the options already available in build-to-rent in this area,” said Chris Yuko, managing director of development at Marquette Companies. “For example, we chose a clean and modern design aesthetic, offering an alternative to the more traditional design typical of most build-to-rent communities. We also considered the appeal of character and having a variety of layouts, essentially incorporating some of the flexibility and choice that is available to single-family home buyers. Our goal was to provide a home that residents can see themselves living in for the long term.”


What else?

At buildout, The Sylvan will have 188 single-family homes and 112 apartment units, according to the release, ranging in size:
  • Single-family homes: 1,495-1,805 square feet
  • Townhomes: 1,456-1,581 square feet
  • Apartments: 650-1,574 square feet
Marquette Companies is also planning to invest just over $1.5 million to create a landscape plan which will preserve existing landscaping and topography, the release said.

“Integrating nature was a central focus of our plan for The Sylvan and a true differentiator in this market for renters seeking a neighborhood feel,” Yuko said. “It’s also a key element in cultivating a sense of community. At The Sylvan, there is an outdoor amenity no more than one block from every home, something we take great pride in.”
