Over the last 10 years, more people are purchasing homes in the city of Sugar Land even as average home sale prices have increased, said Wanda Pearson, Keller Williams Southwest Realtor. The real estate market within Sugar Land is competitive with the average price of homes surpassing those of neighboring cities, including Katy, Missouri City, Richmond and Rosenberg, Pearson said. The estimated household income required for purchasing and maintaining a home in Sugar Land is approximately $85,000 or more. Location is the primary driver behind Sugar Land’s active housing market, Pearson said. One appeal for buyers is highly rated schools in the area. “It depends on your age group,” she said. “Millennials are often gravitating towards inner city and beyond. Now, if they have families with school-age children, you do see them coming towards the Sugar Land area.” Residents also have plenty of dining, retail and service options to enjoy as well as easy access to a major freeway, Hwy. 59, allowing them to travel easily into other active commercial hubs like the Galleria in Houston, she said. “There’s nothing that you can’t have or want in Sugar Land,” Pearson said. “We’re basically a one-stop hub.”
