New amenities are heading to Sugar Land’s Town Square office landscape.

The overview

The Sugar Land 4B Corp. and Sugar Land Development Corp. approved an agreement with Lionstone Investments, an investment firm, for phase two improvements in Sugar Land Town Square, including office-focused and landscape improvements, the city announced in a Sept. 16 news release.

"Lionstone wants Town Square to continue to be the community hub of Sugar Land for years," Andrew Bruce, chief operating officer and chief financial officer at Lionstone Investments, said in the release. "These enhancements provide amenities most sought after by the office worker of today and the future."

The details


The improvements aim to attract more office workers, area liveliness and drive economic development to the area by creating an office tenant amenity center.

According to the release, the center will include features such as:
  • Shared lobby renovations
  • A fitness center
  • A Tenant lounge and work club
  • Shared meeting spaces
  • North end and courtyard upgrades
  • Mother’s room amenities
The agreement also includes economic development incentives from the city, according to the release.

Rebees Management Company Managing Partner Tom Paterson said the company hopes the improvements will bring new services and technology to the area, as the COVID-19 pandemic shifted workplace trends.


"We think these improvements will directly lead to improved employee experience, productivity, and utilization, and represent a strategic investment into the future of Town Square,” he said. “In turn, we expect them to drive occupancy rates and attract businesses that align with Sugar Land's economic development goals."

Looking back

The improvements continue to build upon already completed improvement projects for the area and its retail scene led by Rebees Management Company, who was hired by the city in 2019, according to the release.

"This redevelopment initiative marks the first major office reinvestment in Town Square since its opening in 2013 and demonstrates our continual commitment to ensure Sugar Land remains a vibrant and thriving environment for businesses," said Jessica Huble, assistant director of redevelopment for Sugar Land.
