The Signorelli Co. kicked off Phase 1 of a 4,700-acre master-planned community in Fort Bend County called Austin Point, according to a Sept. 21 news release.

The details

Austin Point—which The Signorelli Co. is calling a master-planned town—is expected to have over 14,000 single- and multi-family homes and 50,000 residents, according to the release. The master-planned project will also consist of 15 million square feet of mixed-use space, including:
  • Multifamily
  • Office
  • Medical
  • Retail
  • Hospitality
According to The Signorelli Co., the population would be larger than the city of Rosenberg. The development is planned along FM 762 and south of I-69.

Phase 1 of the development will involve nine homebuilders: Ashton Woods, Beazer Homes, Drees Homes, Castlerock, David Weekley Homes, Newmark Homes, Perry Homes, William David Homes and Westin Homes.

In addition, The Signorelli Co. plans to add active-adult communities, build-to-rent units and other specialty residential products based on consumer demand.


Phase 1 of Austin Point is expected to include more than 400 homes, per the release. Homebuilders are anticipated to break ground for Phase 1 in the year 2024.

The Signorelli Co. chose the name Austin Point to acknowledge the historical importance of the land and its original owner, William Tennant Austin, who acquired the land title in 1824, according to the release.

The community event space of the development is called The 1824 and will include:
  • Community event space
  • A cafe and wine bar
  • A bodega
  • An outdoor concert and event lawn
  • A children's play area
  • Beer garden
  • A food truck court
  • An outdoor fitness area
Other amenities include green spaces, nature trails and scenic areas, including Moore Creek.

What to expect

The project entails work on extending Fort Bend Parkway and the Grand Parkway, according to the release.


The first phase of development for Austin Point is underway, and home sales are projected to start in spring 2025, according to the release.
