Missouri City is one of the best places in Texas to buy a home versus renting, according to a list compiled by Homearea.com, a neighborhood and real estate resource for consumers and researchers.

The city ranks No. 3 behind Rio Grande Valley city Pharr and Beaumont. Rounding out the top 10 were Baytown, Mesquite, Pasadena, Wichita Falls, Waco, Abilene and Atascocita.

To compile the list of 59 Texas cities, the home data resource website crunched numbers released by the U.S. Census Bureau, as part of its American Community Survey, for all cities in Texas with a population of 60,000 or more that had sufficient data to estimate price to rent ratio.

Median home value in Missouri City is $165,100 while median monthly rent is $1,397, according to 2016 numbers released by the Census Bureau.

Homearea.com determined the price to rent ratio by dividing the median home value by the median annual rent.

“At its most basic level, the ratio is a benchmark for understanding whether it is better to rent or buy in an area,” according to a statement on the Homearea.com website. “When home prices rise significantly faster than the local rents, the ratio will rise—indicating a possible housing bubble where it may be better to rent. Anything under 15 indicates that it is likely more affordable to buy, and areas over 20 are likely better to rent.”

Missouri City has a ratio of 12.9, down from a ratio of 13 which put it at No. 7 last year. Overall, the Texas price to rent ratio is at 17, up from 16.6 last year, according to Homearea.com.
