The Sugar Land Planning and Zoning Commission on April 27 called for more specific wording and details in a developer’s proposal to build a hotel and retail space on land near Constellation Field, home of the Sugar Land Skeeters.

The commission reviewed the proposal by Johnson Development at meetings in January and March as part of the company’s request that the 20.2-acre site off Hwy. 6 be rezoned to make way for the project.
Specifications the commissioners wanted added to the proposal include maximum heights of the proposed buildings and the types of trees that would not be planted in the development, among others.
The development proposal calls for building the hotel and commercial space north of the Constellation Field parking lot that is across Oyster Creek from the ballpark. Meanwhile, the land abutting the creek’s edge would be green space, according to the proposal.
Commissioner Jay Canine said he was disappointed the plans do not include a trail through that green space that would allow people coming from the hotel and commercial area to get to the pedestrian bridge spanning Oyster Creek and leading to Constellation Field.
“There is no trail or sidewalk through the reserve, so people will be walking in the parking lot to get to the game,” Canine said.
The commission was scheduled to vote April 27 on whether to recommend Sugar Land City Council members—who have final say—approve the rezoning request.
But after nearly two hours of analyzing the proposal and discussing its details, Commissioner Carl Stephens made a motion to table the vote for a future meeting. The vote to table passed 7-0.
“I’m sorry; there’s too much stuff to still be done to make a motion for this to go to council,” Stephens said.
Commissioner Jim Brown was absent.
