Johnson Development is eyeing further commercial development near Constellation Field in Sugar Land. The city's Planning and Zoning Commission reviewed plans for a hotel, restaurant and other retail and office space on a site Thursday.
The 20.2-acre site is located at the southeast corner of the Hwy. 6 and Imperial Boulevard intersection, northwest of the ballpark. The land must be rezoned before any development can take place.
Stan Winter, representing engineering firm Jones | Carter presented the plans to the commission on behalf of Johnson Development. He told the commission that Johnson Development does not yet know what businesses will operate on the site.
The site plans do not specify how many buildings or how many businesses will ultimately exist. “It depends on what they can fit,” city planner Doug Schomburg said.
The development plans under consideration call for the site to be subdivided into six sections, or “reserves,” with the hotel and restaurant each occupying one reserve. Vegetation and landscaping would run along the eastern edge of the site from north to south.
Commissioners quizzed Winter about the plan’s specifics, including the types of businesses that could open up shop in addition to the hotel and restaurant. Asked whether any food businesses might include drive thru dining, Johnson Development representative Shay Shafie replied, “Possibly yes.”
“There’s a lot of feeling this project should be compatible with the stadium,” Schomburg said. “I could envision someone staying at the hotel and walking down to the stadium.”
The development proposal was first submitted to the planning commission in 2014. After that review, commissioners recommended the landscaped areas running the edges of the site be widened and a traffic analysis be performed, according to minutes of that meeting.
