Rhonda Conchola launched her business, The Home Staging for Houston Design Team, a little more than a decade ago, in the Spring community. Together with her designers and logistics team, Conchola said the home staging and interior design company has since cultivated a loyal and consistent client base that spans the entire Greater Houston area.

"At Home Staging for Houston we take the time to understand our clients' needs, preferences and goals for selling their homes," Conchola said. "Offering personalized consultations and customized staging plans set us apart. We provide a tailored experience for each of our clients. The majority of our business stems from repeat clients—this proves that our approach to staging is beneficial to all parties involved."

Conchola said opening her own home staging company allowed her to pursue her passion, while also using her creativity.

"There was a growing demand for home staging, and it has become increasingly popular in the real estate industry," she said. "Agents and builders recognize the benefits of staging their homes to attract potential buyers and maximize their property's selling potential, and we have tapped into that. The rising demand for home staging services has presented a wonderful business opportunity for us."

Conchola noted while the company offers home staging services for both occupied and vacant properties, vacant home staging is the company's "bread and butter."


"With this service, we provide furniture, artwork and accessories on a rental basis to furnish and decorate properties," Conchola said. "Our company owns a 4,500-square-foot warehouse, thus giving us access to a range of furniture styles allowing us to create an appealing and functional layout that highlights the property's best features."

In addition to home staging, Conchola's business has also branched out to include interior design services.

"As designers we have specialized knowledge and expertise in the field of design," she said. "We stay updated on the latest trends, materials and techniques, and can provide valuable insights and guidance throughout the design process. Our designers handle tasks, such as sourcing products, managing the project timeline and coordinating with contractors, allowing our client to focus on their other commitments. Ultimately, working with a designer can bring professional expertise and creative solutions to transform a space into something truly exceptional."

As part of Community Impact's annual Home Edition, we spoke with Conchola via email to learn more about the home staging and interior design services her company offers as well as what home trends she is seeing in the Spring area and beyond. This interview has been edited for length and clarity.


What are the pros and cons of staging a home prior to putting it on the market?

There are only pros when it comes to home staging—no cons. Ultimately, staging a home prior to putting it on the market can significantly increase its marketability, improve the chances of a quicker sale and potentially lead to higher offers. It is an investment that can yield a positive return and help sellers maximize the value of their property.

What’s the average price range for your staging services? What factors go into these prices?

Staging has to be considered as an investment when it comes to selling a property. While there is a cost associated with professional staging services, it is often viewed as an investment that can yield a positive return. Our staging services start at $3,500, but with that price you will achieve a higher sales price, quicker sale time, competitive advantage on the market, and a perception of a well-maintained property. The return on investment is certainly worth it.


What does the home staging process look like from start to finish?
  1. Initial consultation: The process usually begins with an initial consultation between one of our designers and the client. During this meeting, we assess the property, discuss the client's goals and gather information about the property's style, target market and budget. We will provide recommendations on repairs, decluttering and improvements needed to prepare the property for staging.
  2. Staging proposal and agreement: Based on the initial consultation, we will prepare a staging proposal that outlines the scope of work, services provided, staging fees and any additional charges. Once the client approves the proposal, a contract is signed, formalizing the working relationship and the terms of the staging project.
  3. Prestaging preparation: Before the staging day, we may advise [the client] on decluttering, cleaning and organizing the property. This step helps create a blank canvas and allows us to focus on showcasing the property's best features.
  4. Staging day: On the designated staging day, our team brings in furniture, accessories, artwork and any necessary items to transform the property. We carefully arrange and place furniture, strategically hang artwork, add decorative elements and create inviting vignettes throughout the property. Our team aims to create a cohesive and visually appealing environment that appeals to the target market.
Is there a difference between vacant home staging or occupied home staging in terms of success?

It's important to note that the success of staging, whether vacant or occupied, is influenced by various factors beyond the staging approach itself. Factors such as pricing, market conditions, location, property condition and marketing efforts also play significant roles in the success of selling a property. What space(s) in the home would you recommend a homeowner invest in to maximize resale value?

The kitchen is often considered the heart of the home and is a high-impact area for potential buyers. Upgrading kitchen features, such as countertops, cabinets, appliances and flooring, can significantly enhance the overall appeal and value of the home. Bathrooms are another critical area where investments can make a difference. Updating fixtures, installing modern vanities, improving lighting and enhancing the overall aesthetics can greatly improve the appeal and functionality of the space. Another important space is the primary bedroom or owner’s retreat. It is a sanctuary for homeowners, and investing in its comfort and style can have a positive impact on resale value. Upgrades such as high-quality flooring, well-designed closets, fresh paint and appealing lighting fixtures make a big impact.


What does the interior design process look like from start to finish?
  1. Initial consultation: The process begins with an initial meeting between our designer and the client. During this consultation, we gather information about the client's requirements, preferences, budget and timeline. We will discuss the scope of the project, the desired style and any specific needs.
  2. Design concept development: Based on the information gathered, our designers will develop a design concept or vision for the project. This includes creating mood boards or 3D renderings to communicate the overall aesthetic direction, color schemes, materials and key design elements. The client provides feedback and collaborates with the designer to refine the concept.
  3. Space planning and layout: Once the design concept is approved, our designer will focus on space planning and creating functional layouts. We analyze the available space, consider traffic flow and determine the placement of furniture, fixtures and other elements.
  4. Selection of materials, furnishings and fixtures: Our designer will assist the client in selecting appropriate materials, finishes, furnishings and fixtures that align with the design concept and meet the project's desired aesthetic. This includes choosing flooring, wall finishes, lighting fixtures, furniture, window treatments and accessories. We take into consideration numerous factors, such as aesthetics, durability, sustainability and budget.
  5. Procurement and installation: Our designers will assist with procurement, purchasing and coordination of the delivery and installation of materials, furnishings and fixtures. We work closely with suppliers, vendors and craftsmen to ensure the quality and timely delivery of the items.
  6. Styling and finishing touches: Once the major construction and installation work is complete, our designer focuses on styling and adding the finishing touches to the space. This includes arranging furniture, styling accessories, selecting artwork and creating an overall cohesive look.
What interior design trends are you seeing right now?

Warm and earthy color palettes are very trendy at the moment. Neutral and earthy tones have been favored, such as warm beige, terracotta, ochre and olive green. These colors create a cozy and inviting atmosphere. The minimalist trend—characterized by clean lines, simplicity and a focus on essential elements—has remained popular. Clutter-free spaces, uncluttered surfaces, and a curated selection of furniture and decor items contribute to a sense of calm and simplicity. Designers have been incorporating soft curves and organic shapes in furniture and decor pieces. Rounded sofas, curved accent chairs and curvilinear light fixtures create a more relaxed and inviting aesthetic.
