More than 1,500 multifamily housing units have opened in the last year in the six ZIP codes in Community Impact’s Spring/Klein communities with another 2,000 planned, according to a March 11 report from MRI ApartmentData.

This includes traditional apartment complexes, senior living apartments and build-to-rent single-family homes. Most of this development is near the Grand Parkway in MRI ApartmentData’s Tomball/Spring submarket.
What’s happening

MRI ApartmentData shows the average monthly rent in the Tomball/Spring submarket was $1,405, and the occupancy was 86.1% this February. Occupancy was 88.3% in the Willowbrook/Champions/Ella submarket, and the average rent was $1,113.

Ascension Multifamily and Alliance Residential Company have both opened new complexes this year off FM 2920 near Holzwarth Road in Spring. Saxon Pond Flats one-, two- and three-bedroom units with monthly rental rates ranging from $1,442-$2,299, according to a news release. Prose Sterling offers one- and two-bedroom units for a base rental rate of $1,347-$1,725.


High-end residential developer Fein has begun construction on Echo Lake, a 21.4-acre project in City Place, according to an April 1 news release.

In the Vintage Park area, Davis Development has broken ground on Vintage North, a new apartment complex expected to be completed by the end of 2026.
