According to Sparrow Realty data, average home sales prices have increased this past year compared to the year prior. At the same time, the average days on the market has decreased in all ZIP codes in the Pearland and Friendswood area. The number of homes sold, however, has remained relatively flat overall.

Hillwood Communities, a national commercial and residential real estate developer, on May 17 led the groundbreaking of Valencia, a new planned development in Manvel.

The development, opening in summer 2023, will bring 940 homes to the area. It will also feature nearly 30 acres of commercial properties, a proposed elementary school and space to house a new Manvel City Hall and other city facilities.

Additionally, the development will include a recreation center, parks, athletic fields and miles of trails that connect with other areas in Manvel.
