The new Pearland Asian Town Development is likely to have its first of two buildings completed in the summer, with officials looking for businesses to be set up by the later part of the year.

The development, totaling nearly 12 acres and located on a piece of land on Broadway Street near Reid Boulevard, will include two buildings totaling around 128,000 square feet between them, said Peter Wood, developer and CEO of Pearland Asian Town.

The first of the two buildings, totaling around 52,000 square feet, will be ready in June or July, Wood said. The second, totaling around 76,000 square feet, will come a few months after in September or October.

Work on the development began in July of last year, Wood said. It is an entirely private undertaking with no government assistance. Pearland Director of Communications Josh Lee confirmed the city will not offer any assistance to the development.




Diving in deeper

While project diagrams dating back to 2022 show the number of potential suites across both buildings could total more than 60, Wood said the number of businesses that ultimately take up space will depend on need.

“I don’t know how many businesses there will be,” Wood said. “Some may be small or big.”


At this point, Wood said the development has confirmed several different businesses, including a super market, a bakery, a tea house, a Korean barbecue restaurant, and a sushi spot, among others.

One such business is a Ye's Asian Cuisine Buffet Eatery, which is a $1 million project that was filed with the Texas Department of Licensing and Regulations on Feb. 20. The project, totaling 12,000 square feet, calls for work to begin on June 1 and wrap up at the beginning of 2026.

The impact

Wood said prior to launching the project, he and his team had done demographic studies of the population in the area.


Data from the development shows Pearland’s Asian population sits at nearly 16% out of nearly 128,000 people, as of 2024. Despite this, the closest Asian market is 21 miles away. Wood said they looked at the population within five miles and found this was the best spot to meet the need.

“In Sugarland and Katy, they have two or three food markets,” Wood said. “Lots of Asian people really need it.”

The business is also located near several key shopping centers in Pearland, including Pearland Town Center, according to documents from the development.
