The new Ivy Lofts, which is the inaugural development in Pearland’s new Ivy District, will begin leasing both its apartment and retail spaces later this year, according to a Jan. 31 news release from developer Sueba USA.

The details

Ivy Lofts is a luxury apartment complex located in Pearland's Ivy District that will also feature retail spaces.

Leasing will commence for the apartments this summer, and the retail space is expected to open in August, according to the release.

Expected completion date for the apartments will be set once leasing activity begins, Frankel Development Group officials said.

The multifamily development will feature 335 apartments, with layouts of studios to one-, two- and three-bedroom units, according to the release. Residents will have access to community amenities, custom interiors and parking options.

The project also includes 10,707 square feet of ground-level retail space, according to the release. Officials want to attract a mix of retail tenants, including personal services and boutique fitness establishments, according to the release.

The retail space will be taken over by Frankel Development Group, which will be tasked with filling the space, according to the release.

How we got here

The Ivy District spans 42 acres, with officials starting infrastructure work in 2019, according to the release. Projects that were part of the infrastructure upgrades included Ivy Park, which was completed in 2020 and brought with it pavilions, a children's playground and a fountain lake.

What they’re saying

“Luxury apartment homes combined with future nearby office, light industrial and an already popular destination park make the Ivy Lofts space a very desirable retail opportunity,” Frankel Development Group President Bruce Frankel said.
