The U.S. Census Bureau released its 2021 American Community Survey data results, which break down a wide variety of topics in communities across the country, including population, income, employment and housing statistics. Here is a breakdown of how the Pearland and Friendswood communities looked in 2021 compared to five years prior.

As a city seeing rapid growth, Pearland continues to see population hikes over the years. According to the 2021 ACS results, Pearland saw a 15.41% increase in population from 2016-21, higher than the five-year state and city of Friendswood population changes of 5.98% and 6.55%, respectively.


Friendswood saw a larger increase in median income than the state from 2016-21 at a 20.24% increase, while Texas saw an increase of 18.38%. Meanwhile, Pearland saw a slower increase in median income at 13.42%.


Employment rates increased since 2016 in both Pearland and Friendswood while dropping slightly in the state overall.


Pearland and Friendswood had comparable median gross rent costs in 2021 at $1,450 and $1,441, respectively. Both cities were almost $300 more expensive than that year’s median gross rent in Texas at $1,167.
