The council unanimously approved the next phase of a rezoning request that would incorporate a 35.3-acre tract into the Meridiana development, according to city documents.
During a June 2 public hearing, three city residents said they were concerned over potential traffic and drainage issues, Community Impact previously reported. City officials cited a traffic analysis from May that showed the development would not significantly impact traffic at nearby intersections. Drainage plans have also been submitted and will be reviewed during the platting process.
Developer Matt Lawson addressed those concerns at the July meeting, stating the project exceeds required detention capacity and incorporates connected stormwater ponds for upstream and downstream protection.
What's next?
The approval allows the development team to proceed with construction and infrastructure design. However, no specific timeline for groundbreaking was given.

- Three monument signs welcoming drivers into Manvel
- Engineering services for a traffic signal at Croix Road and Rodeo Drive
In addition to the rezoning approval and funding, the city’s new police headquarters will be officially named the Keith Traylor Criminal Justice Center, citing Traylor’s leadership and direct involvement in the planning and design of the new facility at 6605 North Master Road.
Traylor is currently the city’s police chief and director of public safety.
