Land has been cleared on an undeveloped tract at the southeast corner of Hwy. 290 and Huffmeister Road. The land will eventually be turned into the Gateway Northwest Business Park, according to information on Duke Realty's website, the developer behind the clearing. Officials with Duke Realty declined to comment.
Two one-story office buildings are planned on the western end of the site, according to site maps. A detention pond will go in on the eastern side. The land in between will be held for future development. Plans includes approximately 1 million square feet of Class A industrial product.
The buildings—which are listed to be available in September 2014—will offer 357,887 and 114,800 square feet of space. Duke identified the area as primed for development because of its access to Hwy. 290 and FM 1960.
Sites are available for build-to-suit agreements—a way of leasing property in which the developer builds to a tenant's specifications. Other features of the future park include 304 total parking spaces planned at building one, 60-foot loading bays and more than 2,000 feet of frontage space along Hwy. 290.
