Land is being cleared along Hwy. 290 between Mason Road and Fairfield Falls to make way for several pad sites as part of Simon Property Group's plans for the new Fairfield Town Center, which is expected to be complete in late 2014 or early 2015.

"We do have about seven pad sites under contract between the outlet mall and H-E-B," said Sara Schoonaert with Edge Realty Partners, the commercial brokerage firm managing the project. "The 100 acres adjacent to [Hwy. 290] will have pad sites available and there will be about 30,000 square feet of retail space."

According to Edge Realty, the town center development is expected to consist of more than a dozen pad sites, several retail and dining options, and a 12-acre multifamily housing development.

Details of future tenants could not be released, but Simon Property has spoken with several sit down and fast food restaurants and a bank concept to open locations along the corridor.

The section of the Hwy. 290 corridor adjacent to the planned town centers sees an average of nearly 67,000 vehicles per day, and the center will serve the growing community of Fairfield and the surrounding area. Initial plans for the Fairfield Town Center were presented as early as 2007, but a struggling economy and lack of tenant demand caused delays in the project. With the ongoing construction of the Grand Parkway and increased accessibility, the area is primed for the new development, Schoonaert said.
