The overview
From 2018-23, the total number of housing units in Porter’s 77365 ZIP code rose from 12,025 to 15,442—a roughly 28% jump, U.S. Census Bureau data shows. New Caney’s 77357 ZIP code saw housing units increase by nearly 50% in that time to 12,638 in 2023.
Additionally, nearly 18,500 new residential units are projected to be constructed within New Caney ISD’s boundaries by 2034, including roughly 12,300 single-family units, according to a March 2025 report by demographic firm Population and Survey Analysts, or PASA.
Several single-family developments are underway, including The Highlands in Porter and The Landing in New Caney, according to the PASA report. Plans for multifamily projects are also in the works, including Territory at Porter and apartments at Valley Ranch in New Caney.
Deborah Rose Miller—a Realtor with Rose Realty, which serves areas including New Caney and Porter—said the recent and projected boosts in housing have created a buyer’s market for potential homeowners.
“Sales are not down percentage-wise, but it feels like they are because we have so much inventory,” Rose Miller said. “Buyers are just picky right now, and they can be, because it’s a buyer’s market.”
A closer look
Among the largest single-family developments in the area are The Highlands in Porter as well as Tavola and The Trails in New Caney, Rose Miller said.
While Rose Miller said she believes the opening of The Grand Parkway in New Caney in 2023 has helped spur development, she noted many of those projects were planned well in advance.
“When new builds happen, they’re platted and planned probably 10 years in advance, ... so there’s always a bit of lag,” Rose Miller said.Kelley Mattlage, vice president and chief communications officer for the East Montgomery County Improvement District, or EMCID, said several large tracts of undeveloped land around New Caney and Porter could provide more opportunities for residential development.
According to the PASA report, roughly 1,600 acres south of Grand Parkway in New Caney owned by Guniganti Family Property Holdings could be home to more than 1,300 residential units by 2034.
Additionally, more than 2,000 residential units are projected to be built on several tracts of land located south of Gene Campbell Boulevard in Porter, owned by Aurous Development, within that same time frame.
“Developers are not only looking at the Grand Parkway; ... they’re looking north toward Hwy. 242 and Splendora,” Mattlage said. “More growth is coming.”
Also of note
Multifamily development is also set to expand across the New Caney-Porter area with more than 5,200 units projected to be built by 2034, according to the PASA report.
Faiz Hirani, principal with real estate private equity firm Dhanani Private Equity Group, said construction on Territory at Porter is expected to begin by the end of the summer.
Hirani said he was initially skeptical of developing residential projects in the Porter area when his coworker pitched the idea to him two years ago.
“Man, was I wrong,” Hirani said. “Everything is growing down there. ... Now, I see the vision.”
Currently under construction, the Canyon Creek apartment complex is set to add another 276 units when the project wraps up later this year, according to previous reporting by Community Impact.
Why it matters
Mattlage said residential growth correlates to growth in the area’s business sector. According to U.S. Census Bureau data, the population in the area grew by more than 17,650 residents from 2018 to 2023.During that same period, sales tax revenue in EMCID rose 80%. Mattlage said revenue generated by the district is used to fund incentives to recruit businesses.
What’s next
Several communities, including The Highlands, The Trails and Tavola, plan to build out over the next decade.
Jhanae Kelley—public relations specialist for The Signorelli Company, the developer of New Caney master-planned community Valley Ranch—said that while additional multifamily housing is planned for the development, no projects are in the works.
Officials with The Signorelli Company have previously said the development will house around 2,400 multifamily units once built out.
The PASA report indicates roughly 35 acres of undeveloped land west of Hwy. 59 in Porter could be used for future multifamily development. However, no concrete plans have been released, according to the report.
