What to expect
Set to begin construction in 2026, the shopping center will include 850,000 square feet of retail space, said Patrick Stites, vice president of commercial development at The Signorelli Co.—the developer of Valley Ranch.
Stites said Marketplace is designed to be a walkable shopping center with outdoor seating at restaurants, and a mix of national retailers and local shops. According to an interactive map on Valley Ranch's website, Marketplace will be located along Valley Ranch Parkway south of the Grand Parkway and north of Olympic Forest Drive.
Valley Ranch Town Center, an existing open-air market within Valley Ranch, ranks as one of most visited outdoor shopping centers in Houston, according to a Feb. 12 news release from The Signorelli Co. Stites said the addition of Marketplace will build upon Valley Ranch Town Center’s success.
“We think it's going to anchor the northeast quadrant of Houston as one of the premier shopping destinations,” Stites said. “We think that this next phase is really going to take it up to the next step.”

As of press time, no Marketplace tenants have been confirmed, but Stites said the 850,000 square feet of retail space has garnered “significant interest.”
“It'll contain everything from upscale, elevated retailers, ... restaurants, ... [sporting good stores] and grocery stores,” Stites said.
