Approximately 1,840 multifamily housing units are either under construction or proposed for the Lake Houston area, according to a Feb. 28 submarket report from MRI ApartmentData, a division of MRI Software.

The breakdown

According to the report, two multifamily housing complexes totaling 538 units are under construction in the Lake Houston area with five additional projects totaling 1,302 units proposed. Three other multifamily housing complexes with a total of 703 units have opened in the area since last February.

According to the report, the Lake Houston Kingwood submarket includes 79 multifamily housing properties with a total of 19,063 operating units. Of those properties, 26 are Class A, 42 are Class B and 11 are Class C.

MRI ApartmentData reported the following statistics for the submarket as of Feb. 28:

  • Average monthly rent: $1,369
  • Average rental rate: $1.42 per square foot per month
  • Average occupancy rate: 91.4%
Data shows the occupancy rate for the Lake Houston Kingwood submarket peaked in February at 91.4%—the area’s highest occupancy rate over the past two years—after dropping to its lowest point in February 2024 at 87.3%. Average monthly rent at that time was $1,355.
