Master-planned community Cross Creek Ranch is nearly full, with fewer than 100 of its 6,100 homes left unclaimed inside the Fulshear-area development, according to a March 31 news release.

As Cross Creek Ranch nears close out, developer Johnson Development will continue to build out other Fulshear-area projects, including Cross Creek West and Jordan Ranch, while constructing more amenities, such as child care, schools and events for residents, representatives said.

Looking back

Trendmaker Homes, now Tri Pointe Homes, originally began development in 2006 on the 3,200 acres for Cross Creek Ranch, per the release. Johnson Development purchased the community in 2012, expanding the company’s vision for the community to include nature-and-sustainability-focused amenities.

Per the release, these amenities included:
  • Flewellen Creek Nature Preserve, a restoration project completed in November 2020 that transformed an agricultural ditch into a 2-mile stream with 150 acres of parkland
  • 400 acres of waterways
  • Native grasses used as landscaping
  • Polishing Pond, which serves as a wetland treatment basin
Stephen Brovarone, general manager for Cross Creek Ranch and Cross Creek West, said in a statement the master-planned development has been a catalyst for the area’s continued population and commercial growth over the last 10 years. Approximately 20,000 people have made their home there, per the release.


“Cross Creek Ranch has been a fixture in the Fulshear area for so long, accounting for much of the region’s growth over the past decade,” Brovarone said in the release. “It’s almost unbelievable to see this coming to a close.”

Johnson Development officials said they predict the final homes in this 19-year-long development will be purchased by the end of 2025.

Zooming out

Meanwhile, the nearby Jordan Ranch community will deliver its final 459 lots to builders by mid-2025, said Jerry Ulke, vice president and general manager of the community, in an email.

Ulke added that he expects Jordan Ranch’s approximate 3,000 total homes to be sold by the end of 2026, with its final commercial spaces filled by mid-2027.


Additionally, Cross Creek West will add 337 more lots this year, Brovarone said in an email.

There have been 626 net sales at this community since home sales began in July 2022, he said. By close-out in the early 2030s, Cross Creek West will have about 3,000 total homes.

Jordan Ranch officials are currently building Star Field Park, a new amenity that will include tennis and pickleball courts, a playground and a shaded patio with seating, according to information from Johnson Development. Ulke said this will be completed by the end of the year.

As sales finalize on the last homes in Cross Creek Ranch, marketing efforts will turn toward Cross Creek West, Brovarone said.


Milestones Brovarone said he expects Cross Creek West to hit this year include:
  • The August opening of Haygood Elementary School, a Lamar Consolidated ISD school
  • Groundbreaking on a daycare center right across the road
Officials will also open a second entry point to the community on Woods Road and bolster its nature amenities, he said.

“On top of that, we’re continuing to expand our trail system with more upscale pocket parks and fitness stations, all thoughtfully placed to support a healthy, active lifestyle,” Brovarone said. “It’s all part of our mission to create a connected, family-friendly community that truly has it all.”
