NewQuest Residential, an affiliate of commercial real estate firm NewQuest Properties, plans to break ground on its first residential project south of the Katy area in late September, according to a July 17 news release.

The $62 million, 294-unit multifamily development will be located at the intersection of West Aliana Trace Drive and Fairbairn Way, across the street from Fort Bend ISD’s Malala Yousafzai Elementary School.

“We are pleased to be officially starting our first multifamily project with NewQuest Residential,” said Steven Alvis, co-founder and managing partner of NewQuest Properties, in a statement. “It is the realization of our efforts to create all-inclusive mixed-use developments and expand our scope of services.”

The project consists of 11 two- and three-story residential buildings and a leasing center, according to the news release. Floor plans include studios and one-, two- and three-bedroom apartments, ranging from 594 square feet to 1,482 square feet. Some apartments also come with an attached garage.

Residents can enjoy amenities that include a swimming pool, fitness facility, business center with co-working spaces and a conference room, grilling stations and an outdoor lounge.


The apartment project is expected to be completed in June 2025.
