The number of homes sold in October 2024 was up for all five ZIP codes in the Heights, River Oaks and Montrose areas despite the median price of homes increasing in three of the five neighborhoods compared to last year. Data was provided to Community Impact by Victoria Hawes Devenney with Jamestown Estate Homes.

Current situation

The largest margin of homes sold in October was in the 77008 ZIP code, which encompasses Houston Heights, Greater Heights and Timbergrove. The area saw a 52% growth year over year with 26 more homes sold in 2024 than in 2023.
The median price of homes sold in three of the five local ZIP codes was also up compared to last year, excluding 77006 and 77098, where prices slightly decreased.

Homes in the 77019 ZIP code, including portions of River Oaks and Montrose, saw the biggest jump from $600,000 to $770,000, a nearly 29% increase. In 77098, the median price of homes sold decreased from $750,000 to $610,000, an 18% decrease.
A closer look

Homes were also sold quicker in October in three of five local ZIP codes—77006, 77007 and 77019. On average, homes spent 9 days less on the market in 2024 compared to 2023. Meanwhile, homes in 77098 and 77008 saw slight increases last month, 6% and 40%, respectively.
Of the 220 homes sold in the five ZIP code areas in October, 91 or 41.3% were in the median price range between $500,000 and $749,999. Three other prices ranges also saw homes sold in the double digits with 64 homes sold between $250,000 and $499,999. Only six homes were sold for less than $250,000.
