A new development of off Studewood Street in the Heights neighborhood is welcoming several new tenants, including iconic Austin coffee shop Jo's Coffee.

Owned by Yawning Property Development, the three-story building spans approximately 13,948 square feet and offers office and retail spaces. The mixed-use development started delivering shell spaces in August and already has two new tenants—Skylark Wireless and Jo's Coffee.

Skylark Wireless, according to the company's website, is a wireless networking hardware startup that specializes in 5G Massive MIMO beamforming, Television Whitespace equipment and software-defined radio. The Houston-based company occupies the second floor inside the Studewood building.

Jo's Coffee occupies 1,200 square feet on the first floor of the development, which includes a drive-thru. Jo's Coffee is one of Austin's most popular coffee shops, and the Heights store marks the first location to open outside of Austin. The shop officially opened its doors Feb. 14.

Amy Chunn, a realtor for Texas Land Consultants who listed the property, said the owners are looking to fill the remaining space on the first floor next to Jo's with a restaurant tenant. The space is approximately 1,947 square feet and includes an additional 525 square feet of patio space.

The third floor of the development is also currently empty and includes 4,593 square feet of space with a private terrace.

The development is located about 10 minutes from Downtown Houston and is accessible via I-10 or I-45.
