Several new tenants have been announced and new buildings are under construction at a 24-acre mixed-use development at the intersection of I-10 and Studemont Street in Houston.

Known as Lower Heights, the project is anchored by Kroger and features a number of other existing tenants across several buildings.

Buildings under construction include a 6,000-square-foot site that will be the future home of Veterinary Emergency Group, according to a Jan. 13 press release from developer Gulf Coast Commercial Group. Veterinary Emergency Group operates pet ERs in 10 states, offering "emergency veterinary medicine through a holistic, radically open experience for the caregiver, customer and patient," according to the release. Construction is slated to wrap up in the spring.

Another two-story, 25,000-square-foot building will be completed in the summer offering space for both retail and office tenants. The speculative building will be located across from the 27Seventy Lower Heights luxury apartment complex.

Three new tenants have also been announced for the two-story retail building at 1440 Studemont St. and include those listed below.

  • World of Sourdough: The first Texas location of the California-based fast-casual concept will open in early 2022 in a 1,744-square-foot suite. The restaurant offers specialty and traditional sandwiches on housemade sourdough bread as well as soups, salads and a signature macaroni and cheese dish. www.worldofsourdough.com

  • Golftec: The national chain will open in a 3,000-square-foot space on the second floor in the spring. Golftec uses technology to give customized golf lessons and club fittings. www.golftec.com

  • EyeHub Optometry: Dr. Erin Koetter will open her location in early 2022, where she will use state-of-the-art technology to offer eye exams and optical offerings from brands such as Toms, Moscot, Masunaga and Orgreen. www.eyehubhtx.com


Several existing tenants at the site have expansions underway, including SheSpace and Milano Nail Spa.


An undisclosed retail chain is also expected to begin vertical construction in the first quarter of 2022 on a 9-acre parcel within the development where site work and paving were recently completed. A site brochure shows Home Depot as a future tenant, and Community Impact Newspaper has reached out to Home Depot for confirmation.

The undisclosed retail chain will open in the third quarter of 2022, according to the release.
