Sugar Land’s Planning and Zoning Commission altered a plan June 14 that would develop more than 26 acres at The Crossing at Telfair at Hwys. 6 and 90.
The new plans focus on entertainment options for the development, Rubicon Realty Principal Property Manager Peter Jacob said.
“We’ve heard from lots of folks that there’s just not a lot to do,” Jacob said.
The Crossing would include an alcohol-selling movie theater, a promenade and possible go-kart operation, he said. The development would also include an Embassy Suites Hotel and a Hampton Inn, a private elementary school and two day care centers.
The commission did not make any decisions about the development as Rubicon is expected to return with a revised presentation. A public hearing must be held for the development plan before it is submitted to the Sugar Land City Council for review.
Some P&Z commission members were concerned about the day care centers, saying they had the potential to bring in up to 850 children and accompanying car traffic to the area..
“You’re looking at 400 to 600 cars a day, twice a day,” P&Z Commission Chair Kathy Huebner said.
Jacob said he was willing to limit the development to two places where children would be during the day, rather than the proposed three.
H-E-B, a Chuy’s, Whataburger, Mercantil Bank and various retail stores are already open in the development, with more retail currently under construction.
“I’m anticipating a 95 percent completion in the next three years,” Jacob said of the 26-acre build out.
Jacob said the planned development would be finalized and become an ordinance by August or September at the earliest.
“There’s a lot of potential here,” P&Z Commission member Dan Simeone said. “I hope he’s successful in bringing more destination-type stuff.”
