A new community has been announced for the Copperfield area targeting adults ages 55 and older who are looking to maintain an active lifestyle. Located at the northeast corner of Queenston Boulevard and Longenbaugh Drive,
Soléa Copperfield will be developed by Stream Realty Partners with 129 one- and two-bedroom condominium units.
The concept is designed for older people looking to move out of larger homes that provide space they no longer need, said Iggy Grillo, vice president of development for Stream’s multifamily division.
“It’s for people who are not at the point where they need a typical senior living arrangement, but are looking to downsize and capture equity from their homes,” he said.
The active adult concept is different from independent senior living arrangements, Grillo said. He described it as resort-style, maintenance-free living. Community upkeep and maintenance is taken care of, but management does not provide meal plans or dispense medications.
“This also allows us to keep the rents more affordable,” Grillo said. “There is just not a product like this out there right now. It’s truly active adult living.”
Apartment amenities include 10-foot ceilings, granite countertops, walk-in showers and large closets. Units will range from 750 to 1,365 square feet. Rent prices have not been announced.
The community itself will include a 10,000-square-foot clubhouse with a wine and coffee bar, indoor exercise rooms, community meeting rooms, a business center, library and game room. Plans also include a resort-style swimming pool with a sun deck, outdoor grilling stations, a fenced-in dog park and manicured courtyards.
Management will maintain an activities calendar that will provide residents with social engagements on a daily basis, including resident socials, weekly fitness classes, water aerobics and yoga, Grillo said.
“We’re creating a community,” he said.
Copperfield was determined to be an ideal location for the project due to its proximity to FM 529 and because of the demographics in the area, Grillo said.
“Copperfield is such a dynamic marketplace,” he said. “It has a lot of existing single-family homes that have made it through the first mortgage cycle. There are a lot of young families here who don’t want to live far from their parents. We’re allowing for the older generation to stay where they are, which is a great thing for any community.”
Grillo was partners in development of a similar Cy-Fair senior community—Belle Vintage Park—which Stream took over management of in September. Stream has plans to develop more Soléa-branded active-adult apartment communities in Houston, officials said.
Apartments at Soléa Copperfield will be available starting in January 2017. The community’s address is 8300 Queenston Blvd.
