Construction is underway at the Fallbrook Pines Business Park on Fallbrook Drive near the intersection of Hwy. 249 and Beltway 8. Sitting on 127 acres and promising 1.9 million square feet of space when fully developed, it is the largest industrial project under construction in the Greater Houston area.

The first phase of the project, offering 709,000 square feet, is expected to be available early- to mid-2015, Trammell Crow principal Jeremy Garner said. Trammell Crow is developing the project with Clarion Partners.

Phase I includes four tilt-wall office/warehouse buildings ranging from 62,000 square feet at Building 1 up to 362,000 square feet at Building 3. Trammell Crow is targeting tenants in a variety of industries, including consumer goods distributors, oilfield service companies and light manufacturers, Garner said.

"We are confident tenants will be attracted to this state-of-the art business park due to its location in the heart of the northwest submarket, proximity to major highways and distinguished business park environment," he said.

Meanwhile, available development space in the northwest submarket continues to dry up. Trammell Crow developers assembled to land for Fallbrook Pines by purchasing four adjacent tracts from four different sellers.

Site plans indicate Phase II of the project will include two additional larger buildings. Building 5 will provide 870,000 square feet with Building 6 coming in at 296,000 square feet. The development of the park has also included landscaping and constructing new roads and utilities between the buildings, Garner said.

The site also features 66 acres available for build-to-suit projects. Developers said they will consider the possibility of doing more spec projects as Phase I fills up.
