Stream Realty Partners broke ground on Phase II of its Remington Square project late November. The newest development will add 201,000 square feet of class-A office space at 10713 W. Sam Houston Parkway North, near Fallbrook Drive.

The eight-story project, owned by Sun Life, is slated to deliver in November 2015 and will include an on-site deli. Phase I of Remington Square includes two Class-A office buildings totaling 190,000 square feet, as well as a landscaped park. The existing space is 96 percent leased.

"The property offers tenants direct Beltway access and signage opportunities in one of Houston's most rapidly growing submarkets," Ryan Bishop, managing director at Stream, said in a released statement. "We are excited to work on behalf of Sun Life on such a fantastic project."

Nearby office project Legacy at Fallbrook also signed its first tenant—Stewart Title—to 31,000 square feet. The project is being developed by Liberty Property Trust in multiple phases at 10720 W. Sam Houston Parkway North.

The five-story Phase I is under construction and will deliver in January, according to Jay Kraft, Liberty's vice president and city manager. Roughly 175,000 square feet of space are still available.

The master plan for Legacy involves the construction of two more buildings with a total of 600,000 square feet, along with an outdoor seating area. Construction will begin on the next phase once Phase I is 75 percent leased.
