Cy-Fair’s residential real estate market saw a 7% decline in home sales from 390 in February 2024 to 363 this February, according to data provided by Boutwell Properties.

Four of the community’s seven ZIP codes—77065, 77070, 77429 and 77433—all saw fewer home sales this February compared to last February.At the same time, the median price of homes sold decreased in five ZIP codes, with only 77040 and 77070 seeing higher home prices year over year.Overall, homes spent more time on the market with 77040 and 77070 seeing significant jumps in the average number of days on the market.
