The former home of Hewlett Packard Enterprise and Compaq computer company is about to be revitalized.

Located off Hwy. 249 and Louetta Road near Lone Star College-University Park, the 2.3 million-square-foot campus has been rebranded as Viva Center, officials announced in a Feb. 29 news release.

In a nutshell

Eduardo Morales is the CEO of alcoholic beverage company Mexcor International and Morales Capital Group investment firm, which owns the property. In the release, he said his vision is for the property to be “a transformative tech hub that seamlessly blends Houston's rich history with futuristic innovations.”

SynergenX, a hormone replacement therapy and weight loss company, has signed a 10-year lease for its 54,247-square-foot corporate headquarters on the campus. The company was founded in 2016 and operates 66 clinics in 10 states, according to the release.


“This partnership exemplifies Viva Center's commitment to cultivating a vibrant ecosystem for innovation, collaboration and progressive businesses,” Morales said.

Brandi Sikes and Liz Westcott of SVN | J. Beard Real Estate–Greater Houston are overseeing the leasing of the Viva Center’s office buildings, officials said.

How we got here
  • November 2017: HPE announces plans to relocate its campus after it had flooded in 2016 and 2017, Community Impact reports. The company employed more than 3,000 people at this campus at the time.
  • February 2020: HPE breaks ground on its new campus in Spring.
  • April 2022: HPE opens its new headquarters.
  • May 2021: Community Impact reports the relocation of alcoholic beverage company Mexcor International’s headquarters from Railwood Drive in Houston to 11177 Compaq Center W. Drive, Houston.
  • March 2022: JLL Capital Markets announces the sale of the HPE campus to an affiliate of Mexcor International.
  • February 2024: SynergenX is announced as Viva Center’s newest tenant.
