Engineering work is underway on a new 533-acre community that will be situated on both sides of the northwest corner of the Grand Parkway, just north of the Cypress area.

The currently unnamed community is being developed by Ersa Grae Corporation, a Houston-based real estate management and development company. Workers are in the process of engineering the community's major facilities, including water plants, sewer plants and detention, said Houman Samanian, residential development manager with Ersa Grae.

"We are estimating to have [engineering work] wrapped up probably by the end of summer and then we can initiate our construction," Samanian said. "We're probably looking at the first section of lots being in the ground by September or October of 2020."

A schematic of the community indicates it will have an estimated 1,644 lots at buildout. Samanian said details have not yet been determined on the price range of homes and who the homebuilders will be, but he said many homebuilders have expressed interest.

"We’ve had great feedback from the builders who have a connection with the community," he said. "They are monitoring potential buyers, and they have a good feel about certain areas of town. This one in particular received dozens of calls from various different builders who are interested in partnering up with us."

Samanian said the area was chosen based in part on job growth forecasts and demand for single-family homes. Homes in the new community will be zoned mainly to Waller ISD, but some homes along Mueschke Road would fall within the boundaries of Tomball ISD.

Amenities will include a community swimming pool, splash pad, tennis courts, walking trails and pocket parks, but Samanian said amenity plans could be updated based on changes in demand.

Because of its location in the Little Cypress Creek watershed, the community is subject to stricter development standards to ensure stormwater flows are not increased downstream and into Cypress Creek.

"[The Harris County] Flood Control [District] is extremely conscious of making sure that they’re requirements are met so that downstream existing developments are not affected," Samanian said. "We are constantly meeting with flood control and ... they are well aware of our upcoming development and are monitoring the drainage analysis by our engineers."

Other residential communities developed by Ersa Grae include Stone Creek Estates in Rosenberg, Fieldstone in Richmond and Silver Ranch in Katy.
