Each resident has an opinion about what types of tenants should open in this or that new retail center—ideally a unique business or trendy restaurant. I often hear readers express disappointment when they find out it is going to be “yet another” dentist office, mattress store and hair salon moving in.


“Don’t they realize we already have all of that nearby?” they ask.


Developers have told me the methods they use to determine what tenants to target are often based on population projections and analyses of how many people are needed to support businesses of certain types. At new developments, they often look to bring in well-known brands first.


Although it may seem like there is already an abundance of certain businesses in Cypress, the reality I have learned from developers is that population is growing so fast that they are still well supported. There is more to the process than meets the eye.
