After more than 25 years of creating master-planned communities, Caldwell Companies has announced the launch of a new home building division, Caldwell Homes, which will specialize in luxury homes designed for active adults.

Caldwell Homes will offer multiple floor plans with extensive space for storage, above average-sized outdoor living spaces, entertainment areas and energy-efficient designs. Amenities such as remote home automation and yard maintenance are designed to provide residents with a maintenance-free lifestyle, officials said.

“We’ve been in the business of creating extraordinary communities for a long time, and we are excited to integrate the community and home lifestyles into an overall experience that does truly enrich lives,” said Fred Caldwell, president and CEO. “We have a real desire to meet the needs of the 55 and up buyer with home designs and life experiences not previously provided.”

The new division is slated to debut in the Towne Lake master-planned community, which offers recreational boating and lakeside living. Four homes on 65-foot lots are currently available in The Heritage, a gated section of Towne Lake serving residents in the 55 and up age range. Floor plans range from 3,500-4,500 square feet.

A model is set to open this spring in another gated section of Towne Lake called Sunset Harbor, where additional floor plans will be introduced, including 55-foot patio homes, 65-foot homes and waterfront options. Homes there will range from 1,900-4,000 square feet, officials said.

Although The Heritage caters to residents ages 55 and older, Caldwell Homes President Jim Rorison described the overall focus of the division as "age targeted" as opposed to "age restricted." Rorison previously spent 14 years working with the Pulte Group, including with the Del Webb brand of homes designed for people ages 55 and older.

“We are very excited to unveil homes that are intentionally designed for the consumer that is entering their freedom phase,” Rorison said. “We have incorporated customer feedback from extensive research of this buyer profile into our plans in order to develop unique floor plans not found with any other builder."

Caldwell officials said providing options for personalization will also be a big focus. The company provides guidance by appointment from design specialists at a new Design Center located at 10110 W. Sam Houston Parkway N., Ste. 350.
