City engineers completed a feasibility study on the development last July for the 51-acre single-family and commercial development, located off Hwy.105 near Caroline and Shepperd streets, which was accepted by City Council in September, according to the agenda.
The MOU outlines the developer’s intent to seek zoning variances to accommodate reduced lot sizes—down to approximately 4,950 square feet from the 9,000-square-foot requirement, according to the agenda.
According to the agenda, other variance requests include:
- Requesting 5-foot side lot setbacks from the 10-foot minimum requirement
- Requesting a minimum lot width of 45 feet from the 75-foot requirement
- Requesting 10-foot front setbacks from the 25-foot requirement
Parkside Capital representatives emphasized a focus on walkability and connectivity linking the neighborhood with downtown Montgomery, as said in the April 22 meeting.
“People will be able to ride their golf carts downtown to shop or dine,” Mayor Sara Countryman said. “That kind of connectivity is a big win for us.”
