Grand Central Park announced the opening of its South Village in a news release March 22, a new section of the master-planned community that will add 224 homes.

The first phase of South Village is under development with 118 homesites. Home sales in Phase 2 are expected to begin by late 2023, and Phase 3 sales are slated for 2024, according to the release.

Home builders Westin Homes, Brightland Homes, Drees Custom Homes, Highland Homes and David Weekley Homes are offering homes on 55-, 60- and 65-foot-wide homesites in the first phase with prices beginning in the $300,000s, according to the release.

“Each brings something different to our community, and that diversity is what makes Grand Central Park special. Homebuyers are sure to find a floor plan that meets their needs," said Bob Douglas, senior vice president and general manager of Grand Central Park, in the release.

The new village will also include Deer Lake Park with a fishing pier, picnic area and pavilion with larger homesites along the community's Deer Lake to be released, according to the release. Residents can also walk to Grand Central Park's The Lake House amenity complex and Grand Lake.


As a whole, Grand Central Park spans 2,046 acres in Conroe with plans for 1,600 homes. More than 1,000 homes have already been built, according to the release.

The master-planned community is developed by Johnson Development and located at I-45 and Loop 336 in Conroe. Its Loop 336 Marketplace, one of several commercial centers planned in the community, is slated to add new tenants in 2023, including Feng Cha Teahouse, Tropical Smoothie Cafe and The Noodle.
