There were also more homes sold in West University Place, Braeswood and Meyerland. The only ZIP code to see a decline was the 77030 region, which includes the Texas Medical Center and portions of the Houston Museum District. The ZIP code saw a 50% decrease in homes sold last month.By the numbers
Homes also spent fewer days on the market in three of the five local ZIP codes, including 77025, 77030 and 77401. However, homes in the 77005 and 77096 ZIP codes spent more days on the market in 2024 compared to last year by 10 or more days.The median home sales prices rose in three of the five ZIP codes, with the 77030 area seeing a nearly 80% increase in sales price. In 2023, homes in the Texas Medical Center were hovering around $1 million. In 2024, the median sales price was $1.8 million.
Home prices also increased significantly in 77005, which encompasses Rice University, Rice Village and West University Place. Homes in this area went from $1.7 million to $2.1 million, a 23% increase.
In the ZIP codes where homes sales dropped, price changes were minimal. In the Braeswood and Willowbend areas, prices decreased by less than $80,000. In Bellaire, home sales dropped by 14% from $1.2 million to $1 million.What else?
The most homes in November were for more than $1 million. Of the 76 homes sold, 36 of them were upwards of $1 million. Homes between $250,000 and $499,999 accounted for the second highest price point.
