The median price of homes sold was flat across most of the local ZIP codes covering the Bellaire, Meyerland and West University Place areas when comparing data from February 2024 with February 2023.

Prices were down sharply in the 77030 ZIP code, which covers the Museum District area. However, trends in that ZIP code tend to be more volatile because of the small number of homes sold there from month to month.

The 77005 ZIP code, which covers West U and the University area, saw a nearly 36% increase, while the 77096 ZIP code, which covers Meyerland, saw a 29% decrease. The 77096 ZIP code still saw the second-most homes sold of the five ZIP codes in February, which comes after seeing the most homes sold in January.Although total home sales were up in the 77005 ZIP code, the average number of days a home spends on the market was nearly twice as high in February 2024 when compared to February 2023. That number fell in the 77096 ZIP code for the second month in a row.Almost half of the homes sold in the five-ZIP-code area in February were sold for more than $1 million.
