The total number of homes sold declined in the five core ZIP codes that make up the Bellaire, Meyerland and West University areas when comparing the 12-month period of June 2022-May 2023 with the previous 12 months. The data—compiled for Community Impact by Alina Rogers with Sparrow Realty—takes a look at trends in the 77005, 77025, 77030, 77096 and 77401 ZIP codes.

Total number of homes sold

The steepest decline in total number of homes sold when comparing the two 12-month intervals could be seen in the 77096 ZIP code, which covers Meyerland and parts of southwest Houston. However, that ZIP code also saw the highest volume of homes sold over the past 12 months at 327. The second steepest decline in total sales could be seen in the 77401 ZIP code, which covers the city of Bellaire.
Median price of homes sold

The median price of homes sold increased across all five ZIP codes when comparing the two 12-month intervals. Despite having the highest median home sales price of the five ZIP codes over the June 2021-May 2022 timeframe, the 77005 ZIP code also saw the highest percentage increase year over year.
Average days on market

The average number of days a home spends on the market before being sold also fell across all five local ZIP codes. The steepest declines were seen in the 77401 ZIP code and the 77030 ZIP code, the latter covering the Texas Medical Center and Museum District. Both ZIP codes saw the average days on market drop from more than 100 over the June 2021-May 2022 timeframe to the mid-60s during the June 2022-May 2023 timeframe.
