Total home sales down, median prices up over past 12 months in five local ZIP codes

The total number of homes sold declined in the five core ZIP codes that make up the Heights, River Oaks and Montrose areas when comparing the 12-month period of June 2022-May 2023 with the previous 12 months. The data—compiled for Community Impact by Victoria Hawes Devenney with Jamestown Real Estate—takes a look at trends in the 77006, 77007, 77008, 77019 and 77098 ZIP codes.

Total number of homes sold

Although the total number of homes sold rose in all five ZIP codes when comparing the two 12-month intervals, the steepest declines were seen in the 77007 and 77098 ZIP codes, both of which saw home sales drop by more than 43%.

Median price of homes sold

The median price of homes sold increased across all five ZIP codes, including increases of more than 12% in the 77006 and 77019 ZIP codes.

Average days on market

The average number of days a home spends on the market before being sold increased in two local ZIP codes while falling in the other three. The steepest drop was seen in the 77006 ZIP code, where the average days on market fell from 49 to 33.
