Co-founded by developer Moiz Bhamani and Houston-based interior designer Nina Magon, KA Residences is set to be one of Houston's newest wellness-focused luxury residence brands situated near the River Oaks.

The development will offer 28 "ultra private" residents described on the development's website as "sky villas." The homes will include open layouts, round-the-clock private security, white-glove concierge support, private valet and secure lift lobbies.
Two-, three- and four-bedroom layouts will be available, as well as penthouse suites. Some amenities include:
Circadian lighting to support the body's natural rhythms
A private balcony pool designed for relaxation and movement
Refined materials designed to eliminate excess noise
Beyond the private in-residence experience, the website states that all KA residences also include a patented Merkaba Room and on-site wellness amenities.

The Merkaba Room is a space that includes:
Custom meditation pod with guided breathwork and mindfulness programming
A hyperbaric oxygen chamber for anti-aging
Red-light dry sauna to reduce inflammation
Cold plunge designed to regulate sleep and elevate mood
Additional on-site amenities include a private padel club, a private performance center, a fitness studio and a lap pool.

KA co-founder Nina Magon said in the news release that the concept was "born of the idea that wellness shouldn't be an occasional practice, it should be central to daily life."
"We designed KA to translate to restorative practices into the home, supporting consistent clarity, balance and vitality every day," she said. "This concept will usher in a new era of living, well beyond what is available on the market today, offering a new and enhanced lifestyle to the most ambitious."
Mangon is a luxury interior designer based in Houston. Her residential portfolio includes Pacific Heights, Mandarin Oriental Beverly Hills, Pine Wood Estates and local projects in River Oaks, Tanglewood, Fulshear and Upper Kirby.

Her partner, Moiz Bhamani, is the founder of Eletell Development Company, where he oversees a diverse real estate portfolio with projects across the U.S. and Canada.
"There is a gap in the luxury real estate market for residences that integrate wellness in a meaningful, enduring way," he said. "KA represents a new model entirely, and we are bringing the concept to thoughtfully selected markets that are primed for this offering."

KA Houston will be the first residence to be built and the first standalone Merkaba wellness-centered branded residences in the world, per the release. Units will initially be available only to prospective buyers on an invite-only basis.
KA Residences will launch this April, with groundbreaking slated for late 2026. The estimated delivery date is set for the first quarter of 2029. Prices will range from $3.5 million for a two-bedroom sky villa to between $9 million and $15 million for penthouses.
After Houston launches, the brand will follow up with projects in Dallas, Scottsdale, Dubai and Mexico City.
