A new neighborhood, Breeze Way at Carroll, located near the intersection of Breeze Way and South Carroll Avenue will bring six new single-family homes to Southlake.
Council approved a second reading of a zoning change and development plan for Breeze Way at Carroll by a 6-1 vote during the June 2 meeting. Council member Eric Wang voted against the zoning change and development plan.
What you need to know
Within the six-home neighborhood, the average residential lot size will be 22,435 square feet. The development proposal also includes a 31-foot right of way with a 9.5-foot buffer on either side for sidewalks and utility easements, per city documents.
Curtis Young, a principal with Sage Group Inc. who was representing the developer, said the neighborhood will fit in with the surrounding development.
“These are going to be the largest lots of any of the subdivisions around us,” Young said. “It’s very, very compatible with the neighborhoods.”
Diving deeper
Utilizing feedback from the first reading at the May 19 meeting, Young said the developer updated the plans to lower Lot 3, which is located near an adjoining neighborhood, to mitigate privacy concerns. There was no impact to proposed easements for utilities, the street or sidewalks, Young added.
However, some residents remained opposed to the project because of traffic and drainage concerns in the area of the development. One resident highlighted that cars tend to park on Breeze Way, which causes congestion around school pick-up times.
One more thing
As part of the zoning and development plan approval, council members stipulated the creation of a homeowners association for the neighborhood. The homeowners association will be responsible for maintaining the included landscape buffers and the storm drainage system for the neighborhood.
