More restaurant, retail space could be coming to north Frisco development where H-E-B owns land

Plans for a restaurant and more retail space in a mixed-use development at the southwest corner of US 380 and FM 423 have been approved by the Frisco Planning and Zoning Commission.

In a 4-1 vote on Oct. 12, the commission approved changes to the Four Corners development, which spans over 100 acres in north Frisco. Groundwork has been laid for multiple property owners to expand into a tract of land south of the development.

The plans submitted to the commission include a pet resort, a medical office and a sit-down restaurant that would replace a previously planned food truck park.

The land in north Frisco is owned by multiple groups, according to a city memo, including a large swath owned by H-E-B Grocery Co. A blueprint submitted to the commission includes specifications for a 118,763-square-foot grocery store.

However, H-E-B has not announced any plans for a second location in Frisco since breaking ground on a store at Main Street and Legacy Drive. That store is slated to open next year.

A planned development for Four Corners was originally approved in 2016, which allowed for no more than 740 urban living units. The updated agreement does not change that number, the plans indicate.
