Plans for a mixed-use development at the southwest corner of U.S. 380 and FM 423 in northern Frisco are shifting once again.
During a July 28 meeting, the Frisco Planning and Zoning Commission approved a zoning item redesigning the heart of the North Frisco Four Corners development. The revised plan shifts the original vision from restaurants activating the central park to a fitness-focused public space with outdoor exercise and community gathering areas.
Zooming out
Frisco’s Four Corners mixed-use development was originally proposed and approved in 2016, with original plans featuring residential and retail space, a medical office and a sit-down restaurant.
After the original plans were approved, Frisco officials revisited the project in 2021, reducing the number of planned urban living spaces in the mixed-use development. Now, the site’s plans are changing again.
This time, the Four Corners development plans have been revised to shift the focus from food and dining to recreation and wellness by:
- Replacing planned restaurant space adjacent to the central park with a fitness center.
- Adding a covered outdoor gathering area
- Creating space for outdoor fitness classes or events.
- Increasing usable green space around the park.
- Simplifying and removing previously planned decorative entrance features.
City documents state the revised plan follows the original vision of ensuring that “any development adjacent (to) the open space is not turning its back on the open space but rather orienting and designing towards the open space so that it serves as an amenity to the development.”
What’s next?
Following the planning and zoning commission’s approval, the zoning item will move to the Frisco City Council for final consideration and approval.
