A developer is proposing to build 2,227 single-family lots on on 547 acres just outside the city of San Marcos's boundaries. Called Sunset Oaks, the subdivision would be located at the intersection of SH 21 and Yarrington Road and also include two commercial lots as well as a lot for a wastewater treatment plant, according to city and Hays County planning documents. Multiple local streets are also proposed to be built with this preliminary plat. The proposed development is located in the city's extraterritorial jurisdiction, meaning there are no zoning regulations, and no services, such as water and wastewater, will be provided by the city. On April 24, the developer, Kyle Three Partners, entered into a development agreement with Hays County. The agreement calls for the subdivision to be built over 10 phases laid out over 20 years.
Consulting engineers Binkley & Barfield did not respond to requests for comment on the project. The preliminary plat is slated to go before the San Marcos Planning and Zoning Commission on Tuesday. San Marcos planning staff recommended approval of the preliminary plat. Commissioners meet at 6 p.m. in San Marcos City Hall.
